Turn Verified Property Facts Into a Listing Description You Can Defend

REALTOR AI PLAYBOOK · COMPANION GUIDE

Better Marketing. Stronger Conversations. Practical AI.

A listing description can sound polished while containing a fact nobody supplied. “New roof” may appear because the model recognizes a familiar marketing pattern. A square-footage number may be selected from two conflicting records because a complete sentence feels easier than an unresolved question. Neither choice makes the description reliable.

Start with the evidence you are authorized to use. Separate confirmed facts, visual observations, unresolved conflicts and unknowns before asking for prose. The useful result is a draft whose claims can be traced back to the input, with open questions still visible in a separate review record.

This companion guide uses an entirely fictional property packet. It provides a 90-word limit, an intentionally flawed draft, a corrected description, a claim-by-claim review and a copyable method. It is not a property advertisement or proof of broker, MLS or legal approval.

Decide what this draft is for

This task is a property-description draft for an authorized listing professional. It differs from a social caption: the description summarizes supported property information, while a caption can focus on one reader question or one image. It also differs from a market report, which needs its own geography, period, metric and source.

Define the intended destination and its actual length limit before drafting. For this exercise, the description must stay within 90 words. That is a teaching constraint, not a claim about any MLS field. Apply the requirements and review process of your real destination separately.

Keep unnecessary personal information, access codes and private communications out of the prompt. The fact sheet should contain the information needed to support the public description, not every file in the transaction.

The complete fictional input

FICTIONAL PROPERTY / TEACHING PACKET / OCTOBER 25, 2026
Permission for exercise: fictional agent is authorized to draft this fictional listing.
Publication status: teaching example only; not a real listing.
F1 — fictional seller fact sheet, reviewed October 24, 2026:
3 bedrooms; 2 bathrooms; separate laundry room; covered patio.
F2 — fictional property record extract, dated October 20, 2026:
Living area: 2,100 sq ft.
F3 — fictional professional measurement sketch, dated October 22, 2026:
Living area: 2,200 sq ft; measurement basis not supplied.
CONFLICT: F2 and F3 disagree. No approved resolution is supplied.
V1 — fictional image observation note, October 24, 2026:
Kitchen island, living area and dining area appear in one photograph.
The note establishes visible arrangement only, not dimensions or a floor plan.
U1 — roof installation year: unknown. No roof document supplied.
U2 — association fees: unknown. No current association record supplied.
Owner for follow-up: responsible listing agent in the fictional exercise.
Resolution: obtain the relevant records and appropriate professional review;
do not silently choose a measurement source or infer a roof year.
WORD LIMIT: 90 words for the client-facing description.
No price, availability, appointment, inclusions or response time supplied.

All documents and observations in this packet are invented teaching records. No photograph of an actual client property is being used as evidence for these facts. In real work, replace the packet with your permitted source material and retain its date and provenance.

A flawed draft with two unsupported claims

This three-bedroom, two-bath home offers 2,200 square feet and a new roof installed in 2024. A separate laundry room and covered patio add distinct spaces to the presentation. The kitchen island appears beside the living and dining areas in the supplied photographs.

Problem 1: “2,200 square feet” silently chooses F3 while F2 disagrees and the measurement bases are unknown. Problem 2: “new roof installed in 2024” has no source at all. The supplied facts support the bedroom and bathroom counts, separate laundry room and covered patio; the visual note supports only the stated arrangement.

Removing an unsupported claim is different from resolving it. The correction below omits both the disputed area and the unsupported roof year. The agent still needs to investigate the area discrepancy before using any measurement in another field or communication.

Source → draft → correction

Conflicting area

Source: F2 says 2,100 sq ft; F3 says 2,200 sq ft. Basis unresolved.

Draft: “2,200 square feet.”

Correction: omit the number from this draft and assign the discrepancy for review.

Unknown roof year

Source: U1 says no installation document supplied.

Draft: “new roof installed in 2024.”

Correction: remove the claim. Request a reliable source if the detail is needed.

Supported feature

Source: F1 lists a covered patio.

Draft: “covered patio.”

Correction: retain the feature without adding size, privacy or year-round comfort claims.

The corrected description

This three-bedroom, two-bath home includes a separate laundry room and a covered patio. The kitchen island is shown beside the living and dining areas in the supplied photographs. Use the images to review that relationship and prepare questions about the space. Confirm measurements, included items and other property details with the listing representative before making plans based on the presentation.

60 words by whitespace count; within the supplied 90-word limit. This is an editorially prepared example, not a transcript of a measured AI test. It contains no square-footage figure, roof year, association fee, price or availability claim.

Review every claim, not just the tone

Three bedrooms and two bathrooms

Evidence: F1. Decision: Keep exactly as supplied; verify the real record before public use.

Separate laundry room

Evidence: F1. Decision: Keep. Do not add size, equipment or included appliances.

Covered patio

Evidence: F1. Decision: Keep. Do not add climate comfort, privacy or dimensions.

Kitchen island beside living and dining areas in the photographs

Evidence: V1. Decision: Keep as an image observation, not a complete floor-plan or circulation claim.

2,200 square feet

Evidence: F2 / F3 conflict. Decision: Omitted. The listing professional owns the unresolved discrepancy.

New roof installed in 2024

Evidence: U1. Decision: Removed. No source supports the year or “new” condition.

Association fees

Evidence: U2. Decision: Not stated. Unknown is not zero and not “no association.”

Read the finished wording once without the source packet and once beside it. The first pass checks whether the description is understandable. The second checks whether each factual phrase has support. A polished sentence should fail review if its evidence is missing.

Copy the complete exercise into a new conversation

Draft a property description in American English for human review.
Use only the packet below. Do not browse for a real property.
First classify facts as supported, visual observations, unknown or conflicting.
Flag source conflicts without silently selecting a professional record.
Do not infer roof age, area, inclusions, fees, availability or suitability.
If a conflict can be omitted without misleading the description, omit it
and keep an explicit unresolved question in the internal review.
Return:
1. A description of no more than 90 words using only supported information.
2. Its word count, with the counting method.
3. A claim-by-claim table: wording, source ID, decision and limitation.
4. An internal list of unknowns/conflicts and who must resolve them.
Do not claim broker, MLS or legal approval. Do not send or publish.

A new conversation helps reveal missing inputs. It does not guarantee a correct answer. If the model invents a roof year, chooses an area figure or turns an unknown fee into zero, reject that result and correct the draft before use. Record the actual model, date, input and output if you test it; do not present an expected behavior as an observed result.

Adapt the method to your next permitted listing

FACT ID | EXACT FACT | SOURCE | DATE | VERIFICATION STATUS

VISUAL OBSERVATION ID | WHAT IS ACTUALLY VISIBLE | LIMIT

UNKNOWN | WHY IT MATTERS | WHO CAN VERIFY

DRAFT REQUIREMENTS:
Use only supported facts. Keep visual observations narrow.
Flag conflicts; omit unresolved claims where appropriate without hiding
required information. Do not infer missing details or claim approval.
Return a draft, count, claim review and open questions. Human review only.

Do not put an unresolved question into polished copy merely to make the draft appear complete. Keep it in the review record, identify the responsible person and decide whether the uncertainty prevents the item from being used at all. Omitting a sentence is not permission to ignore information required elsewhere.

Connect the description to the rest of the work

Chapter 02 supplies the agent brief; Chapter 04 addresses what to remove before using client information. Use Chapter 12 for a focused caption, Chapter 23 for the media brief and Chapter 08 to turn supported material into distinct posts.

Finish one description and its evidence record before expanding it into more formats. Reuse verified facts, not unsupported language that happened to survive an earlier draft.

Give the words a clear visual record

A source-based description tells you what can be said. Good photographs help the reader see the relationships and details the description refers to. If the images do not show the feature clearly, another adjective will not close that gap. Put the missing view into the production brief.

For an upcoming Orlando or Central Florida listing, review Magic Lens services and pricing with those evidence gaps in mind. Plan the coverage around what the property needs to show.
